Based in Newmarket, Suffolk, we are a registered Licensed Landlord with the Local Authority.
Lynwood Properties have an extensive selection of properties. All our shared houses and flats available for rent are in central Newmarket and are owned and managed by ourselves.
We have a full time Property Manager and Maintenance Manager with over ten years experience who looks after our tenants requirements.
Our tenants are very important to us and are therefore treated with the care and professionalism they deserve.

Landlord and Tenant information
Some frequently asked questions concerning our terms and conditions:-
-Will I be required to enter into an agreement?
All our tenants are required to enter into Assured Shorthold Tenancy Agreements usually for a period of six months.
-Am I allowed a pet?
Under some circumstances in certain properties we do consider tenants having a pet.
-How much deposit do I need?
Our normal requirements are the equivalent of three weeks rent for a flat and two weeks rent for a room.
-Do you accept people who are unemployed?
Unfortunately we do not accept unemployed people.
-Is there a minimum rental period?
This is normally six months but shorter periods will be considered in some circumstances.
-Do I have to pay any administrative costs?
There are no administrative costs to pay.
-Are references required?
We normally request a reference from your employer and current or previous landlord.
-Are the properties furnished?
Normally rooms are furnished and flats are not other than white goods however other furniture can be provided by agreement.
-Is there Wi-Fi and TV Connections?
All our properties include free Wi-Fi and have TV connection points however TV Licenses are the tenants responsibility.
-Do I have to pay Council Tax and Water Rates?
All our room rents are inclusive of Council Tax and Water Rates. Our Flats are exclusive however in some circumstances these costs can be incorporated within the rent.
-Do I have to pay for Gas and Electric?
All our room rents are inclusive of gas and electric. Our flats are exclusive and pre payment meters are provided.
